Designed by PA Architects, the
proposal seeks a single storey childcare centre over the site, with a maximum building height (under 7.7m high). The proposal sought to comply with the intent of the Low Density Residential Zone (Suburban Precinct), a scale that is compatible with surrounding development and residential areas.
Through the provision of design and mitigation measures, the development
sought not to introduce negative amenity impacts on the surrounding area and adjoining properties.

The proposed child care centre includes 58 car parking spaces (two (2) PWD) within an open car park area. All vehicle and pedestrian access is provided to Glen Road.
The planners at Wolter Consulting Group state, “Despite being identified as requiring an impact assessable development application under the planning scheme, the preliminary approval in effect over the site allows for the proposed Childcare centre and Food and drink outlet to be assessed as code assessable uses where in accordance with the overall outcomes and performance outcomes and acceptable outcomes of the Glen Road Development Code. It is subsequently demonstrated that the proposal
accords with the development intent of the Glen Road Development Code and is suitable for approval“.
The proposal includes 1,206.4sqm of gross floor area (GFA), with 1,743.85sqm (33.4%) of site cover over the 5,209sqm site.
